Inspections that save you money

Wind mitigation inspection (OIR-B1-1802). This state-standardized inspection documents seven wind-resistant features of your roof and home: building code year, roof covering, deck attachment, roof-to-wall connections, roof shape, opening protection, and secondary water resistance. Florida law (§627.0629) requires insurers to discount the windstorm portion of your premium based on it — typically 25–45% off the wind portion, which can mean hundreds to thousands per year. Valid for 5 years. (A revised form took effect April 2026.)

4-point inspection. Covers roof, electrical, plumbing, and HVAC. Insurers commonly require it for homes 25–30+ years old (Citizens: 20+) when writing or renewing policies. It answers one question: is this house insurable? It doesn't set discounts — that's the wind mitigation's job.

Insurance roof certifications. When your roof hits 15+ years, Florida's 15-year rule (§627.7011) says your insurer can't refuse renewal solely for roof age — but they can require an inspection at your expense, and they can non-renew if it doesn't show 5+ years of remaining useful life. Since 2024 (HB 1611), licensed roofing contractors are authorized to perform these inspections. That's us — and if the inspection shows your roof is done, we do roof replacement too, so you're not starting over with a stranger.

Getting a renewal notice that mentions your roof? Don't panic — get inspected. A documented 5+ years of remaining life is often all it takes, and a wind mitigation inspection done at the same visit can cut your premium at the same time.

How much does a wind mitigation inspection cost?

A: Typically $75–$150 in Broward County — and it routinely pays for itself many times over in premium discounts over its 5-year life.

What's the difference between wind mitigation and 4-point?

A: Wind mitigation documents wind-resistant features to earn premium discounts. 4-point documents the overall condition of four systems to determine insurability. Many homeowners need both; we can often do them in one visit.

My insurer says my roof is too old. What are my rights?

A: Under §627.7011, if your roof is under 15 years old (measured from when 100% of the surface was last installed), they can't refuse to insure or renew solely because of age. At 15+, they can require an inspection — at your expense — but must continue coverage if it shows 5+ years of remaining life. "Solely" matters: overall condition still counts.

Is the inspection really free?

A: Our general roof inspection and photo report are free. State-standardized insurance inspections (wind mitigation, 4-point) are paid services — we'll quote them upfront, and bundle pricing is available.
