Flat roofing

Flat & Low-Slope Roofing

TPO and modified bitumen for the roofs that don't shed water — they manage it. Seams, drainage, and flashing are everything.

Flat roofs fail at the details

A low-slope roof doesn't shed water like a pitched one — it manages it. That makes three things decisive:

  1. Seams. Heat-welded TPO seams or torched/applied mod-bit laps must be continuous and tested. Open laps are the #1 leak source on flat roofs.
  2. Drainage. Water that ponds for days finds every weakness. Proper slope-to-drain design, clear drains and scuppers, and no birdbaths.
  3. Flashing. Parapets, pitch pans, curbs, and every penetration get sealed, reinforced flashing — the second most common failure point.

TPO vs. modified bitumen

Both are solid HVHZ-compliant choices when installed to their product approvals. We'll recommend based on your roof's slope, drainage, foot-traffic needs, and budget.

Where flat roofing shows up on homes

It's not just commercial: Pembroke Pines homes often have low-slope sections — lanai and patio junctions, additions, porches — where a flat system meets the main pitched roof. That junction leaks long before the open field does, because water sits there instead of running. We detail those transitions as carefully as the field itself.

How long does a flat roof last in Florida?

A: 15–25 years for quality TPO or modified bitumen, with maintenance. Ponding water and neglected drains shorten that fast — an annual roof inspection pays for itself.

Can you coat my flat roof instead of replacing it?

A: Sometimes. If the membrane is sound, seams are intact, and there's no saturated insulation or deck damage, a reflective coating can extend life. If water has gotten into the system, coating seals the problem in — we'll core-test or infrared-scan before recommending.

My flat roof ponds after rain. Is that an emergency?

A: Ponding that clears within 24–48 hours is common and usually manageable. Water that stands for days is actively shortening your roof's life — get it looked at.

Do you do commercial flat roofing?

A: Yes — see our commercial roofing page. Same systems, bigger roofs, with maintenance plans available.
